Research On The Land-use Evaluation Along Guangzhou No.2 Metro Line

Abstract/Summary:
Based on the current land-use status quo along Guangzhou No.2 Metro Line, the paper borrows lots of correlative theories, methods and lessons from overseas and China, relies on the overall development planning of Guangzhou city, and follows the "smart growth" concept too. Using a combinative method of theoretical research and empirical analysis (qualitative and quantitative), taking the current land use and servicing objects of urban rail transit (URT) into account, that is, considering the current changes on land use conditions, flow distribution and passenger trip, systematically, the paper analyzes the land-use effects around Guangzhou No.2 Metro Line and the stations. The paper puts forth basic ideas and methods, which evaluate the land use along URT too.Firstly, the paper sets forth the research backgrounds, notions, purposes, meanings, methods and overall framework, and summarizes foreign and domestic research status quo on the relations between URT and the land use, transit oriented development (TOD) and the joint development strategy. Subsequently, this paper comments on them.Then, the paper summarizes the land use along No. 2 metro line and the principles of dynamic coordination & control, analyzes the land stock and the influencing factors and mechanisms of the real estate value along the No. 2 metro line too. Later, the hedonic pricing model (HPM) is set up. Subsequently, describes the land-use conditions around Jiangnanxi Station site and surrounding, and rationally evaluates them. In addition, the paper mainly comments on the opportunity to the construction reconstruction and land development potential on research area. According to the actual condition around Jiangnanxi site, puts forwards development strategies; there are conclusions. The impact on the value of real estate, which is come into being by Guangzhou No.2 Metro line, is remarkable. In Jiangnanxi site and the surrounding areas, the land-use layout & structure are unreasonable, and the chances on construction reconstruction are fewer, but their potential is larger. The development potential of commercial facilities is also bigger, etc.Secondly, this paper sets forth flow distribution area, characteristics, types and predicted effects on Guangzhou No.2 Metro Line and Jiangnanxi station. Designed questionnaire survey forms aim at making trip survey for passengers at Jiangnanxi station. Then, the paper establishes passenger traveling choice models. The results show that: (1) Guangzhou No.2 Metro Line mainly eases the ground traffic pressure, most passengers come from office worker and students, but they do not entirely identify with it. (2)The connecting proportions between bicycles and metro stations of Jiangnanxi and Tiyuzhongxin are lower 1%, which is very unreasonable. (3)Blindly taking cutting price measures to attract more passengers, is not a talisman. (4) The passenger volumes of Guangzhou No. 1 and No. 2 Metro line in 2004, are only twenty-eight percent of forecasted passenger volumes in 2010, which is not accurate enough, and so on.Finally, taking the coordinating development between URT and the land use into account, the paper evaluates the current effects on the joint development in between Jiangnanxi station and GrandBuy department store, and the interface conditions between the entrances of Jiangnanxi metro station and conventional bus too. By evaluation, as a whole, the effects on the interface conditions and the joint development are unsatisfactory. Then simply discusses the relationships among the construction forms around the URT stations, housing characteristics and trip modes.
