Research On The Codes For Residential Buildings

After reform and opening to the outside world, the Chinese national economy develops at the top speed and people's living standard has had a perceptible improvement. Especially, by the policy of welfare-oriented public housing distribution system that has carried out in our country for several decades faded out from history's stage, housing has become more and more marketization and monetization. The Chinese people desire to improving their housing standard that formed during the planned economy era. This kind of requirement promotes the formation and development of housing market in China.After the housing marketization, there are a lot of great changes on both construction scale and quality. Both of these put forward higher demands to the architectural designers. However, though the present design codes for residential buildings which process important guidance and control have revised for several times, those have appeared deficiency along with the housing marketization.I have worked as an architect for over ten years. Based on my practical problems found in my work and analyzing the present housing market and design codes for residential buildings, I find there are several problems exiting in the present design codes for residential buildings:1. Not fit the developing and expanding in residential function space.2. Because not pay attention to the new changes of original housing after the housing marketization, several concepts of residential buildings are not accurate. Those made the serious defect in the codes.3. There are contradiction and intersection in the different codes.4. After the housing marketization, not pay enough attention to a series new-style residential buildings.5. Don't fit the requirement of the development of housing industrialization.To aim at the above problems, I give several advices to further improve the design codes for residential buildings:1. Making clear the law status of GB50368-2005, to coordinate the relationship of design codes for residential buildings2. Raising freedom of design, and carrying out the standard system based on the function provisions.3. Inosculating practices of design and using, to avoid unreasonable design standards though those are legal.4. In order to fit the development of era, as soon as possible to draw up the special design standards that can improve the development of housing industrialization.5. To strengthen the basic standards, especially the construction of the term standards.6. To pay more attention to the market research, to improve the forward looking and quick reflection about the design codes for residential buildings.7. Increasing development, to make the formulation and management of the codes for architectural design can fit the marketization.8. To make clear the timeliness and trace ability of design codes, to set up efficient implement of architectural design codes.
