A Study On Urban Property Management Organization System

Great changes have taken place in the real estate industry of China, with the constant deepening of reform and opening-up, urban property management emerges as the times require, and has gradually become a newly-rising industry in the national economy with a favorable prospect for development. However, the concept and definition of urban property management was deviated from the developing orientation of urban property management industry at the beginning when it was introduced to China, and had wrongly considered that the urban property management was generated for the appearance of property companies. Actually, the urban property management is the result of property right privatization, and the requirement to distinguish the owner to the building and to protect and increase the value of the real estate; the urban property management is not generated for the generation of the first urban management company and it will not die out with the disappearance of the urban management companies. At the same time, as the people put more emphasis on the urban property management companies and their behaviors while neglected the study on other organizations among urban property management and their behaviors during the process when people studying urban property management. Therefore, an overall study must be undertaken from the angle of organization and from the angle of view of system on management to study the various urban property management organizations and their behaviors.This dissertation divides the urban property management organizations into the urban property management company organization, the urban property management industrial self-discipline organization, the urban property management owner self-rule organization, the urban property management government management organization and the urban property management legal organization based on the different social functions in the urban property management activities. Thereonto, this dissertation has performed the study on urban property management enterprise organization, industrial self-discipline organization, community owner self-rule organization, government management organization and legal organization by employing the relevant theories, established on the systematic study on the urban property management organization system, and has performed a demonstrative study and appraisal on the urban property management organization system and has proposed suggestions on policies.This dissertation is divided into 9 chapters.
