On The Architectural Programming Methodology Of Commercial Housing Based On The Collocation Of Resources

Along with the rapid development of commercial economy, China's housing industry has reached a great achievement as the new growth momentum of economy. And in the field of commercial housing, the theory and technology research has made a vigorous development. Duing to the special working mode and method, architectural programming has become a necessary part of the scientific approach to the commercial housing design, and also improved the study content of the commercial housing market with a strong support in the theory and technology field. But, the exact period of housing industry becomes a limit to the development level of related research. Therefore, it's essential for the development of architectural programming to make a systematic study on the theory and technical method of commercial housing. This thesis purposes to explore scientific ways of commercial housing's architectural programming, which starting from the principle of economic activities in the real estate market, and regarding the whole goal of optimum collocation of resources as the basic standard of value. It supplies a theoretical basis for the further research, by giving a theoretical frame of scientific ways according with the demands of composite results in commercial housing exploitation.This thesis consists of three parts in the main text.Part One is the research of status. This part starts from brilliantly expounding the necessary and background of commercial housing's architectural programming, with analyzing the development of China's housing industry and the particular features of real estate market strategy. Then , this part approaches the main problems in the practice of commercial housing's architectural programming and analyzes the agent of them. As the result, the opportunity of new research development in the field is based on the composite results of all the economic activities.Part Two is the theoretical reference. This part starts from surveying the theory of collocation of resources, which is the core of economics study, focusing on the features, mechanism and method. It's the scientific rationale of understanding commercial housing exploitation as economic activities. And then, this part approaches the important directive function of the theory, with the research on the relationships between collocation of resources and housing industry, between collocation of resources and essential factor, and between collocation of resources and commercial housing's architectural programming.Part Three is the method research. Duing to the theory of collocation of resources, this part raises a research frame of scientific commercial housing's architectural programming ways, including of principles, classifing and delimiting of resources, three basic ways to make a strategic, and the generation, function and influence of the collocation of resources in the all link. The research focuses on the simple ways and the model of optimum collocation of resources for the concept design. At last, guiding by collocation of resources,the scientific method to farecast the design goal is descripted detailed to explain the whole ways of commercial housing's architectural programming.
