After years of construction, the Hang Lung property has developed and operated nearly ten commercial real estate projects in the domestic, including Shanghai Hang Lung Plaza, Hong Ganghui Plaza, Shenyang City and Imperial Hang Lung Plaza. These projects have brought the objective economic benefits to Hang Lung real estate company. At the same time as the project continues to growing, company's management is becoming more and more complex, the company's decision-making layer is increasingly eager to obtain more comprehensive information on the company's operations. The company's original old system has not been able to meet the actual needs of the business, so the company builts a set of integrated business system of NC ERP. NC product is the ERP project management system and commercial real estate operating system is an important part of the NC system. The estate operating system mainly is used to manage the company's daily rental business.In this paper, through the comprehensive analysis of the system requirements and the assessment of the possibility of the technology, our team take the decision to use the UAP platform for the development of the system. UAP platform bases on JAVA language, using J2 EE development system structure. It's interface components base on Applet, Servlet, Jsp, and it uses Enterprise Java Beans(EJB) to complete Session Bean, Entity Bean, Message Driven Bean. the overall system is developed in the Eclipse development in the Windows environment, the local server is the Web Sphere and the database is the Oracle.The research content of this paper mainly includes six aspects, contract management, approach control, exit management, charge management, billing and settlement management and customer service management. Contract management provides a unified entrance of contract operation, at the same time in the contract interface you can see the standard information management of the contract deposit, the real estate, tenants, contract fees, the spliting business, the free periods of the contract rent, contract turnover pumped into, contract turnover. Contract management also includes the contract signing process management; Approaching management includes taking tenant deposit, the deposit of the decoration, garbage removal fees and refund of the deposit; exiting management mainly includes the refund of deposit, returning decoration deposit, garbage removal fees, and the settlement of contract expiring; Charge management includes the cost of the contract, the temporary cost of the contract, the other temporary expenses, the instrument cost, cycle costs. Billing and settlement management needs to be send advance a month the next month's bills to independent rental tenants, the consignment tenants or independent rental tenants of occasionally collection costs need to be send list of settlement early last month; The customer service management includes two parts: the management of the complaint and the management of the maintenance. The function of the complaint management is to record the information of the tenants, and the maintenance management function is to realize the maintenance demand of the tenants and receiving the cost of the maintenance.In the aspect of project progress, the demand function of the commercial real estate operation management system has been realized. The system has finished the functional testing and performance testing, Testing results meet the requirements of the costomers. The current system has been officially delivered to users.
