The Design And Implementation Of Commercial Real Estate Operating Management System For BeiJing ZhaoTai Land

With the rise of the global economy, commercial economic is increasing rapidly and in the dominant position of the economic development. Especially, the estate industry is hot in the commercial economy and there are more and more companies began to dabble in this industry. However, this overheating phenomenon leads to investment and operational difficulties. Beijing Zhaotai group company has made a lot of efforts in order to strengthen the management of commercial real estate operations. With the development trend of the information age, the group decided to use computer technology to manage real estate operation from internal and external of company. And in the end, group wants to achieve the goal of managing the real estate business professionally by the Beijing Zhaotai Group commercial real estate operation management system.Through the study of development technology of the foreign similar system and the internal demand of the group, we design the system. We develop the system basing on the object oriented and B/S architecture. We design the system by integrating the Struts, Spring and Hibernate which is based on MVC pattern. To design the UI of the system, we use JSP dynamic web development technology. In addition, we use the Oracle 10g as the database of the system and we use JDBC to access to the database.According to the needs of the group, the overall function of the system is divided into five parts:lease management, budget management, investment management, commercial operation management, financial management. In lease management business, users can query and import leasing resources, assign or draw assets, query and manage the entering and exiting service. In the budget management, users can organize the project budget, approve the budget, statistic and analysis the budget,In the investment management, users can query the registration information of customer visit, negotiate with customer, interrupt and query customers. In business operation management, users can manage the information of the intent letter, contracts and sales promoting. In financial management, users can manage the account of the receipts and payments, and call the bills. What’s more, users can also query overdue payment information, apply for late fee waiver, and approve the application of reduction.After use of the system, Beijing zhaotai Group can solve the problem of separation of internal and external by managing the real estate investment information, budget information, the intention of the contract information together. And zhaotai group become more technically, professionally in the operation and management of real estate. The system improves the competition ability of the group in the commercial real estate industry and creates huge profits.
