With the implement of strategic deployment of the national economy, several emerging cities have been born such as Shenzhen, with a result of the rapid growth of the surrounding cities and towns. In this process, the multiple factors are important to not only the strategy of city development, but also to the structure and distribution of the various land use, determining the level and pattern of the land price directly.This paper sets a case study of the coastal area of Tangshan City, and analyses the spatial- temporal evolution of urban land price based on multiple factors with the effect of Caofeidian Project, applying the GIS analysis method, the evaluation model and the statistical analysis. Firstly, it analyses the evolution of urban land price in the whole area, compares land prices in different cities and towns, and reveals the change of the level and pattern of land price. Secondly, it analyses the evolution of urban land price in Tanghai County, which has been changed greatly among all the towns in the area. By comparing different periods of land price in Tanghai County, the paper concludes the rules of the land evaluation, which is proved to be correspondence with the development of society. Thirdly, combined with other port cities nearby, it analyses the evaluation of land price in Caofeidian industrial district which is influenced directly by Caofeidian Project, and finally gives the analysis on future changing.The result of study indicates that the temporary strategy of development and urban planning drives the land price in southern area of Tangshan strongly. The areas where closed to Caofeidian have the most remarkable change in land price. All types of land prices reduce gradually from centre to the edge on space. The fact of that the raise of land price is in accordance with the trend of economic development indicates the effect of multiple factors on land price is positive and remarkable, not existing unreasonable factors. Thus, the multiple factors have the scientific and rational influence on land price, and they are beneficial to prompt the income of the urban land in order to realize the efficiency and the intensivism. In the urbanization process of other emerging development zones nationwide,we should follow the guidance of multiple influence factors to realize the effective use of the land as an important property.
