In the 21st century,with the aid of Fujian-Taiwan export-oriented economic development,economy and urbanization process in Zhangzhou city are developing rapidly,investment strength of municipal infrastructure construction is increasing,old town renewal and new district exploitation are reinforcing,and urban location functions are improving,so that the city land price level is changing significantly.Therefore,studies on temporal and spatial evolution of urban benchmark land price can provide important decision-making reference for the government to regulate and control the urban land market and optimize the allocation of urban land resources.This paper takes Zhangzhou urban areas(including Xiangcheng,Longwen and the Gaoxin district)as the research object to systematically study the benchmark land price spatial-temporal evolution rule from 2001 to 2017 with the field investigation,statistical analysis,qualitative analysis and quantitative analysis methods.The main contents and results are as follows:(1)The spatial variation of benchmark land prices in Zhangzhou urban areas over the past seventeen years has been tremendous.Up to 2017,the following spatial distribution patterns have been formed:Commercial land and residential land presented export-oriented extension on the basis of the original classification.Changes in intermediate land level are significant while changes in both ends of the land level are slight.The highest change is found in the Gaoxin district since it is a newly established district to be greatest exploration.The overall trend of the land level change is consistent with the trend of the overall city panning,i.e.,eastern expansion and southern development.The adjustment of mining warehouse land changes greatly.Except in the level one,changes in the other levels are large.All in all,in downtown,infrastructures are superior and the concentration degree of industry is higher,so area level in this part is higher.However,according to the plan,the downtown area is no longer arranged industrial land.In thesub-central area which mainly refers to the south part of North Ring Road,the infrastructures are relatively good and traffic conditions are relatively perfect,thus this part could be the second level of industry.In the urban planning area such as the Gaoxin District which is under construction,infrastructures and traffic conditions are relatively behindhand,so this part could be the last level of industrial land.(2)The temporal variation of benchmark land price in Zhangzhou urban areas over the past seventeen years has been significant:There are 5 times of the benchmark land price evaluation from 2001 to 2017,(i.e.,2001,2004,2007,2014 and 2017),in which the assessment range has gradually increased from Xiangcheng and Longwen to Xiangcheng,Longwen and the Gaoxin District,while the assessment area has expanded from 40 square kilometers to 100 square kilometers,i.e.expanded 2.5 times.The land levels had 5 classes in 2001,had 7 classes in 2004,2007,2014 and 2017.Through the 5 effective benchmark land price data analyses,we can see that residential,commercial and industrial benchmark land prices increased rapidly,especially the residential land price.According to the 5 benchmark land price data,we calculated and analyzed the price ratio indexes and price link indexes of the various land in the same class,and of various classes in the same land basing on the spatial-temporal evolution rule of benchmark land prices.Results showed that with the increasing benchmark land prices,there are significant differences among different classes of the same land in different periods,and among different lands and different periods in the same class.These differences mainly influenced by development of urban economy,urban location,urban planning and the land supply.
