All kinds of urban land use has different functions in the city economy and city life,carrying different functions of the city system.With the continuous development of urban morphology and industry,the subdivision and meticulous research of urban land price is a new trend of current international research,which can meet the precise allocation of urban space.As a typical economic activity,business office activities are one of the main contents of urban space carrying capacity,in this circumstance,as an important driving force for the change of urban commercial space,the price of business buildings directly affects the adjustment and development of urban morphology and economic structure.Therefore,it is of great theoretical and practical significance for urban economy and its spatial structure optimization to explore the spatial-temporal evolution and its mechanism of the land price of business buildings.Similar to other urban land prices,spatial-temporal differences of the land price of business buildings are objective and the difference will change dynamically with the continuous changes of urban economic and spatial structure,and show distinct spatialtemporal characteristics.Generally speaking,whether the time fluctuation or spatial differentiation of the land price of business buildings,it is necessary formed by some mechanism under the action of some specific factors.In this paper,the spatial-temporal evolution law of the land price of the business building is taken as the breakthrough point,taking the land price sample of the business building of Hangzhou main city area in 2006-2015 as an empirical study,discussing spatial-temporal characteristics of the land price evolution of the urban business building,using OLS,GTWR,GWR,TWR model doing comparative analysis,recognizing inherent characteristics and its influence degree,in order to explore spatialtemporal evolution mechanism of the city business buildings.The main results are as followed:1?City land price of business buildings spatial-temporal evolution is the result of "interaction" of city economy and spatial structure in the spatial-temporal dimension.This effect is manifested in the temporal dimension the supply and demand balance of the urban land price of business buildings in different stages of development,while the competing rent theory,George Henry theorem and hedonic price theory explain the spatial difference between the land price of business buildings from different scales respectively.2?The land price of the commercial office of the main city area in Hangzhou shows the fluctuating state of "the size year" alternately.Among them,2010 is an important node.In the space of the main city area of Hangzhou,business building land has strong global spatial autocorrelation in the time period,and the spatial difference change from the previous low value gradually to the high value of the gathering business land price,"hot spots" mainly distributed around the Wulin-Hubin CBD area,which means modern city business economy has a strong spatial dependence on the mature CBD.3?This research established an influencing factor system for the spatial-temporal evolution of land price of business buildings,which consisted of 7 aspects(including location centrality,transportation accessibility,commercial concentrality and so on).And these 7 aspects could be further divided into 17 influencing factors.Based on the OLS test,the result showed that the factors of 'Distance to Hubin CBD'(CBD2),'Commercial Concentrality'(BUN),'Block Industrial Structure Level'(EL),'Block Residential Land Price Level'(PL),'Maturaity of Supports for Living Service'(EN),and 'Parcel Area'(AR)are statistically significant in general.his research applied the models of GWR(Geographically Weighted Regression),TWR(Temporally Weighted Regression)and GTWR(Geographically and Temporally Weighted Regression)to quantitatively analyze the spatial-temporal evolution of influencing factors.Generally,the AIC,R2 and RSS could be used to examine the goodness of fit for these models.For the study of the spatial-temporal evolution of land price of business buildings in the main districts of Hangzhou from 2006 to 2015,the results showed that the GTWR model had relatively high goodness of fit.The next was the TWR model,and the fitting situation of GWR model and OLS model were not good enough.In other words,the comparison of goodness of fit for these three models were as follows:GTWR>TWR>GWR>OLS.4?Commercial business land and commercial finance office land in Hangzhou showed different characteristics in the evolution of space and time,which influencing factors and evolutional mechanism had their own characteristics.5?The spatial-temporal evolution of land price of business buildings had the mechanisms of location selection,point axis evolution and function promotion.There are four implications for Hangzhou land price of business buildings management: 1)construct the ‘Sunshine' price system for commercial land;2)study ‘Shannon's Experience' to improve the facilities of commercial land;3)promote the innovation of‘Sharing Model' for commercial land;4)formulate policy rules according to the‘Common Pool' property.
