Under the background of urbanization and population aging,the demand for elevators is increasing for both young and old people,but there are still problems of low speed and low quantification in the implementation of the installation project.According to the field investigation,the installation of elevators will reset the value of residential buildings on each floor,and the existing cost-sharing compensation method can not adjust the imbalance of interests between different floors caused by the installation of elevators.It is precisely because of the imbalance of interests that residents feel unfair and deprived,and it is not uncommon for low-rise residents to resist the installation of elevators.In order to better implement the policy of installing elevators,promote the implementation of elevator installation in old residential areas,and break the dilemma of installing elevators in old residential areas,the key lies in clarifying the degree of change brought by installing elevators to the residential value of each floor,and how to set up a cost-sharing method based on this to solve the imbalance of interests between different floors.First of all,through the analysis,combing and summary of relevant literature,five main factors affecting the residential value of old residential quarters are constructed:residential comfort,transportation convenience,convenience of life,pleasant environment and high quality of education.Then,LOF local outlier factor detection method is used to remove outliers based on density detection.The random forest algorithm is used to evaluate the importance of each influencing factor of the data,which helps to screen the influencing factors,prevents the over-fitting of the next residential value evaluation model and improves the model accuracy.Then,the BP neural network model is used to learn the data of old residential areas without elevators,and after the model is tested,the data information of residential buildings with elevators is substituted into the model,so that the value of residential buildings without elevators can be predicted,and the predicted value is compared with the actual value of residential buildings with elevators brought in,so as to measure the influence of installing elevators on the residential values of all floors,that is,the changes of residential values with elevators on all floors.Finally,based on the value influence of installing elevators on different floors,the benefit-benefiting floors and the benefit-damaged floors are determined through the residential value change factor,and a new cost allocation method based on the allocation factor is put forward,which is verified by taking Xi ’an as an example,and the corresponding cost allocation method for installing elevators is obtained.In this paper,based on the new perspective of residential value change,the gain and loss of benefits brought by adding elevators to each floor are quantified,and the cost sharing method that can balance the uneven value change brought by adding elevators is put forward,so as to resolve the conflict of interests of different floors,make the elevator installation project more acceptable to residents,and then break the dilemma of adding elevators to old communities.The research conclusion can provide decision-making basis for the cost sharing compensation of installing elevators in old communities.
