Under the situation of adhering to the situation of "housing instead of speculation",precise regulatory policies such as deleveraging,three red lines,pre-sale capital supervision,strict investigation of operating loans,and control of mortgage limits,as well as the continuous impact of the new crown epidemic,have interrupted the downward trend of real estate market inventory since the "destocking" of the real estate industry in 2015,and since 2021,the scale of real estate residential inventory has jumped from a decline.In the face of the sudden situation of inventory turning from falling to increasing,in order to promote the healthy development of the virtuous cycle of the real estate market and alleviate the pressure on real estate inventory,many governments across the country have intensively introduced policies to stimulate housing consumption according to the city,and various policy means have shown a trend of diversified and refined "one district,one policy".However,the implementation effect of the destocking policy in various places is not obvious,there are significant differences in real estate inventory in different levels of cities,and compared with large cities,the pressure of real estate residential destocking is greater,and the destocking cycle is longer,and small and medium-sized cities are still the hardest hit areas of real estate residential destocking.As a pillar industry of China’s national economic development,the problem of real estate residential inventory has seriously affected the sustained stable and healthy development of the real estate industry,so it is of great significance to study the factors affecting the destocking of the real estate residential market in small and medium-sized cities to provide reference for the decision-making of small and medium-sized cities.This thesis takes the real estate housing in Zigong City of small and medium-sized cities as the research object,and evaluates the influencing factors of destocking in the real estate housing market in small and medium-sized cities.As a fifth-tier city in the west,Zigong City has limited competitiveness,single local fiscal revenue,and high dependence on the real estate industry.The problem of residential inventory backlog in Zigong City is very serious,which has had a huge impact on the healthy development of the market economy.This thesis first summarizes the relevant theories and related research reviews on real estate and residential destocking at home and abroad,and collects and organizes the policies and measures taken by Zigong City and related small sized cities in recent years.Then current situation problems in Zigong City was analyzed.Secondly,Establish a fuzzy hierarchical indicator system to screen out 18 factors that affect real estate inventory from five levels: economy,market,social importance,policy,and consumers,and on the basis of weight design using Yaahp,the fuzzy level evaluation method is used to carry out empirical research of influencing factors residential destocking in Zigong City.This paper finds that since the implementation of the "Class B and B tube" of the new coronavirus infection,the national economy has recovered rapidly,but the destocking of commercial housing in small and medium-sized cities still has a long way to go.Economic scale,economic potential,population factors,industrial structure,housing buying psychology and other influencing factors have become the main factors restricting the destocking of real estate in small and medium-sized cities.Therefore,this paper argues that the governments of small and medium-sized cities should,on the basis of analyzing the influencing factors restricting real estate destocking,stimulate consumers to purchase houses and solve the problem of destocking of commercial housing from the perspectives of improving the economic scale of small and medium-sized cities,adjusting the industrial structure,enhancing the attractiveness of urban population,accelerating urbanization,reducing the cost of housing purchase by demanders,and optimizing public services.
