Research On Management Of Accounts Receivable Of LG Real Estate Group

The real estate industry is the pillar industry of China’s economic development.The competition in this industry has been intensifying.Housing purchase with mortgage loan,construction with capital,credit sale of building materials and commercial property leasing have become the main competition methods for real estate enterprises to occupy the market.In such a competitive environment,the amount of receivables of real estate enterprises keeps rising,which makes the operation of enterprises more difficult and restricts the development of enterprises.This paper takes LG Real Estate Group’s receivables management as a case study to make an in-depth study of receivables management.First of all,the literature analysis method is used to study and summarize the relevant literature,so as to establish the basic idea of the research and understand the concepts of accounts receivable and accounts receivable financing.Secondly,from the perspective of enterprise organization structure,assets and liabilities,operating conditions and accounts receivable types,based on the analysis of enterprise financial information and face-to-face communication,the current status of accounts receivable management of enterprises have a preliminary understanding.Then,using the way of questionnaire,from the number of accounts receivable,management system,team building,credit evaluation and other aspects of the analysis,summed up the enterprise accounts receivable management in the process of problems and causes.Finally,in view of the above problems,this paper gives the corresponding improvement measures and implementation safeguards from the five perspectives of fully activating accounts receivable,perfecting accounts receivable management system,building professional teams,establishing credit evaluation system and enhancing the ability to cope with market changes.After the implementation of the relevant measures will greatly improve the corporate cash flow,but also for LG Real Estate Group’s financial accounting system to improve the foundation.As LG Real Estate Group is a "small but beautiful" boutique manufacturing enterprise in the real estate market,its strategic direction and financial operation mode in the early stage have a certain significance for the industry to alert the current problems faced by the industry.The research ideas and conclusions proposed for LG Real Estate Group’s accounts receivable management have a certain reference significance for other enterprises in the industry.
