| In recent years,my country’s real estate industry has developed rapidly,and at the same time,it has also brought about the problem of unbalanced housing.In the face of housing contradictions of low-income groups,the construction of affordable housing is one of the solutions.At the same time,whether affordable housing can achieve the expected goals and provide experience for follow-up projects has attracted social attention.Therefore,the role of evaluation after the construction and use of affordable housing has become increasingly prominent.According to relevant literature research,when evaluating the construction of affordable housing,it mainly includes four aspects: construction process evaluation,economic benefit evaluation,owner satisfaction evaluation and social benefit evaluation.This paper focuses on the aspect of owner satisfaction evaluation,introduces the post-occupancy evaluation(POE)of the built environment to study the owner’s satisfaction of affordable housing projects,and uses information technology to conduct post-occupancy evaluation of buildings,and explores a new data science-based owner satisfaction evaluation method for affordable housing.Taking Guangzhou as an example,this paper selects three representative affordable housing projects as research objects,Select the portal websites and owners’ forums that reflect the three communities more intensively on the network,and conducts tracking and collection of network evaluation data for three periods of one year.Three methods of crawler technology,jieba word segmentation technology,and keyword cloud technology are introduced.Carry out data extraction,natural language processing,emotion analysis and data visualization analysis in turn,and build a post-evaluation evaluation index model.Finally,combined with the characteristics of different affordable housing and the survey results of owners’ satisfaction,the reasons for insufficient community construction and construction optimization methods are put forward to help improve the satisfaction of owners of affordable housing.Through research and analysis,this thesis believes that the establishment of a post-evaluation method of owner satisfaction of affordable housing using data science is an effective method of post-use evaluation of buildings,which can easily track the changes in owner satisfaction for a long time after the project is completed.,reflecting the needs of owners and insufficient community construction. |
