The development of the real estate industry plays a pivotal role in the development of the national economy,and with the rapid development of the real estate industry comes the challenge of development.The real estate industry is capital intensive,policy sensitive and market regulated.Faced with the pressure of cash flow for rapid development and high turnover,real estate enterprises are in urgent need of new financing methods and financing channels.The ABN model of supply chain finance is a new solution for the real estate industry in the case of capital constraints.The ABN model of supply chain finance has been progressing according to the actual demand and the improvement of policies.Although China’s real estate companies have made significant achievements in using supply chain finance asset securitisation to solve liquidity problems,it is important to analyse the risks involved as China’s experience in this area is limited and there are significant risks involved.This paper takes the case study of Poly Group’s "21 Poly Real Estate ABN005" as the object of the case study,and conducts a comprehensive analysis of the ABN model of supply chain finance for real estate enterprises and its risks,analyses the details of the case,adopts a summary of risk points,evaluates each risk point,and draws corresponding risk prevention measures At the same time,it adds cases to the ABN model of real estate asset securitization,provides reference for other enterprises to design the risk prevention of the ABN model of supply chain finance,enriches the specific operation cases of risk control of the ABN model of supply chain finance in China,and promotes the significance of the enrichment and improvement of the theoretical basis of supply chain finance of real estate enterprises and the reform and development of the ABN model.Based on the research of scholars at home and abroad,this paper synthesizes and summarizes the current development of supply chain finance theory,asset securitization theory and risk management theory,and also elaborates on the theoretical basis of this paper.Through the theoretical research,the research is based on the case study of Poly Group’s "21 Poly Real Estate ABN005" project,in which the risks are identified and assessed from various environments of the project implementation,and the risk points are analysed,so as to propose corresponding countermeasures and finally draw conclusions and recommendations.
