The housing problem of residents is one of the important foundations to ensure social security and live and work in peace and contentment.With the continuous and vigorous development of China’s overall economic aggregate,real estate prices in various regions have fluctuated to a certain extent under a variety of different influencing factors.However,residents in different regions can better understand how to buy houses more suitable for themselves,which is the most important pain point for home purchasers.Starting from the attributes of the house itself,this paper studies the influencing factors of the real estate price,such as floor height,residential area,orientation,proximity to the subway and so on.In this study,Shijingshan District of Beijing,Nanshan District of Shenzhen,Jinjiang District of Chengdu,Tianshan District of Urumqi and the main urban area of Sanya are selected as regional samples.The house price data of the sample area are collected by reptiles,cleaned and stored in the database.Combined with the factors that have been selected to represent the characteristics of the house,an empirical model is constructed.The empirical results show that the eight self characteristics of house floor location,the number of high-rise buildings,the year of house construction,the number of bedrooms,the size of residential area,residential orientation,whether it is close to the subway station and whether it is the only one for five years are taken as the key influencing factors,which have a significant impact on the house prices in five different regions with different weights.The results of this study are helpful to local real estate developers in real estate site selection,architectural structure design and so on.At the same time,it also helps to guide purchasers to select real estate and provide more valuable reference information.Finally achieve the goal of promoting the healthy and sound development of the real estate market.
