| Real estate trust has always been one of the important sources of funds for China’s real estate development projects,and has provided long-term financial support for China’s real estate development.However,with the introduction of the "new regulations on asset management",the "rigid cashing" mode of real estate trust has been broken and the scale has shrunk seriously.In addition,in recent years,the state strictly controls the flow of funds into real estate,and the implementation of the policy of "housing does not stir up speculation",coupled with the influence of COVID-19,the fluctuation of house prices is obvious,and the risk of real estate market accumulation is gradually exposed.In 2018,the real estate trust "Thunderstorm" incident appeared frequently,causing great losses to trust companies and investors.It is urgent for trust companies to strengthen the risk management of real estate trust and prevent the occurrence of trust risk events.This paper is carried out under this background.This paper takes D trust company as an example to study the risk management of real estate trust.D trust company is a representative trust company in China,and real estate trust operation has always been one of the important business fields of the company.Therefore,this paper selects the company for case study.For research,this paper reviews the previous theoretical research,real estate trust risk management,and analyzes it based on the previous research experience.Combined with the relevant theories of real estate trust and risk management theory,this paper analyzes the experience and development of D trust company,and studies the business development and risk management of its real estate trust.At the same time,this paper selects the representative A real estate trust plan of D trust company as the object,carries out research and analysis,finds out the reasons for the risk events in the trust plan and the reasons for the final proper disposal of the risk,and analyzes the experience and shortcomings of D trust company in risk management,This paper puts forward the targeted optimization design strategy of risk management,which provides a reference for D trust company to improve risk management and maintain sustainable and stable development.The research draws the following conclusions: D trust company has some risk management problems,such as lack of identification of real estate trust risk,failure to establish a good risk assessment system and insufficient risk monitoring,but it has a good reference significance in project quality assessment and risk control transfer.This paper puts forward some strategic design suggestions that D trust company should improve the risk identification mechanism,establish the risk assessment mechanism,further strengthen the risk monitoring,and actively explore the risk transfer mechanism. |
