The long chain,large scale and high output value of the real estate industry have a profound impact on the economic stability.With the expansion development of the real estate industry,China’s real estate loans are also growing rapidly.By the end of2021,China’s real estate loans accounted for more than a quarter of the all the outstanding loans of financial institutions.In recent years,policies of the real estate industry and real estate finance have been tightened,combined with the continuing impact of the epidemic and the decline of residents’ income,etc.,and credit risks of real estate project loans have been constantly exposed,lead to increasing pressure on asset quality of financial institutions.Therefore,the establishment of a scientific and reasonable risk evaluation system to accurately identify and evaluate the credit risks of real estate project loans is increasingly important for financial institutions to prevent and control the credit risks of real estate project loans.From the perspective of bank risk management,this paper takes the loan of JR real estate project in H City as the research object,analyzes and screens the factors affecting the loan repayment of real estate project from the macro,medium and micro levels,combining the author’s risk monitoring experience in the real estate financial market for many years.The credit risk evaluation index system of real estate project loans is constructed with 3 first-level indexes and 13 second-level indexes of industry policy risk,regional market risk and project own risk.Using chromatography to determine the weight of the evaluation index,and combined with JR real estate project loan actual situation,through the survey scoring method,quantitative evaluation JR real estate project loan credit risk status.The evaluation results show that JR project loan credit risk evaluation score of 50.7904 points,belonging to the category of "moderate risk",among which,the problems of large inventory ratio of company,the real estate market downturn in H city,the lack of competitiveness of the project etc,increase the credit risk of JR project loan.According to the characteristics of JR project loan credit risk,this paper puts forward some countermeasures,such as strengthening market risk analysis,paying attention to the first repayment source evaluation and perfecting the internal risk evaluation system,so as to provide theoretical and practical reference for bank institutions to effectively evaluate the credit risk of real estate project loan,dynamically adjust and perfect the real estate credit policy,and prevent the risk of real estate loan project.Figure [2] table [27] reference [88]...
