The competition in the real estate development market is becoming increasingly fierce.With the real estate market becoming saturated and the prices of various kinds of bulk materials rising,one of the key factors for the positive growth of real estate enterprises is effective cost control,especially the purchase cost,the purchase cost ratio can reach the real estate total cost 60%-70%.It has been proved that supply chain can build a good cooperative and win-win relationship between enterprises,thus reducing the procurement cost of buyers and improving the ability of buyers and suppliers to jointly combat market risks.The supply chain procurement based on the joint replenishment strategy has the advantages of obtaining the price discount of the product,reducing the inventory cost and rationalizing the distribution of goods,but because the joint replenishment strategy is a NP-hard problem,its solution becomes a difficulty,in this paper,an improved differential algorithm is used to defuzzify the model to obtain the optimal solution.There’re five chapters in this paper:the first part,the introduction part analyzes the research background and significance of the subject,through the supply chain management,procurement cost control and other relevant domestic and international literature comparison found,there are few practical applications of supply chain management in the purchase cost control of real estate development enterprises in our country,and the purchase of materials for engineering projects is just at the beginning,so further in-depth study is needed,at the same time,the paper introduces the research ideas,methods and shortcomings of this topic;Chapter 2,the relevant theoretical basis of supply chain management theory,procurement cost theory,joint replenishment theory and relevant mathematical models are summarized and analyzed,this paper expounds the theoretical basis of the combination of supply chain management and procurement cost control and optimization,and confirms the structure of the related mathematical models,the optimization model and Algorithm of the procurement cost based on the joint replenishment strategy are defined,and the constraints,the construction of the model and the selection of parameters in the model are specified,and uses the same group of data to carry on the total cost computation and the contrast analysis;The Fourth Chapter,a project overview and material purchase cost case,the analysis part through the actual project management independent replenishment cost and the joint replenishment model theoretical value comparison,from the quantitative calculation,it is concluded that the joint replenishment optimizes the purchase cost and verifies the application significance of the theory;The fifth chapter talk about conclusion and prospect,summarize the research conclusion and prospect.The innovation of this paper lies in the improvement of the standard deviation differentiation algorithm,the AHDE algorithm is the improved differential algorithm,the adaptive mixture and genetic algorithm are used to ensure the diversity of population,the excellence of individuals and the survival comparison of the best individuals.Moreover,this paper uses the actual project data to verify the joint replenishment of the procurement cost optimization ability,promoting the progress of theoretical research to practical application.
