Research On Capital Chain Management Of Long-term Rental Apartment

As china’s urban housing prices rise year by year,the purchase demand of young people is gradually slowing down.There are very few companies that can really stick to it,and many long-term rental apartment companies have appeared in a situation of "high open and low go".In recent years,most long-term rental apartments have been interrupted due to the break of the capital chain,and in this industrial environment,more and more scholars have begun to study the capital chain management of long-term rental apartments.This paper takes Eggshell Apartment as a case,starting from the relevant theories of capital chain management,using case analysis,qualitative and quantitative methods,the main research contents are as follows:(1)According to the development status of my country’s longterm rental industry and the introduction of the industrial chain,identify the key factors and existing defects in the development of the long-term rental industry;introduce the basic situation of the case company Danke Apartment from the big to the small,review the whole process of its "explosion" incident,and give an overview of the capital chain of Danke Apartment.The management system and status quo of the three phases of the cycle are introduced.(2)Explore the root cause of the "thunderstorm" incident.Combined with the theory of capital chain management,summarize the problems,use and return.(3)Summarize and sort out the causes of capital chain problems from the four levels of external supervision,company internal control,company strategy and company cash flow.(4)According to the problems and reasons analyzed above,explore measures to solve the capital chain problem,and summarize targeted and practical solutions from the four levels of external supervision,company internal control,company strategy and company cash flow.The research results show that the support of the government and capital and the needs of the market have brought about the prosperity of long-term rental apartments,but under the general trend of survival of the fittest in the industry,enterprises should actively introspect themselves,make prudent decisions,formulate sustainable development strategies that are in line with the actual development of the company,and strive to solve their own problems to achieve sustainable development.The external environment and the company’s own management have an important impact on the company’s development,and the company’s capital chain management is the most important.
