As a national node and an important driving force for economic growth,the improvement of sustainable competitiveness of cities has attracted much attention.At the same time,in the context of fluctuations in urban housing prices,attention has begun to be paid to the possible phenomena of weak economic growth and decline in sustainable urban competitiveness caused by them.It is generally believed that the rise in housing prices can effectively drive the development of real estate and other related industrial chains,thereby promoting rapid economic growth in the local area,and at the same time,the sustainable competitiveness of cities will also rapidly improve.However,this conclusion is contrary to the endogenous growth theory,because the fundamental driving force of economic growth is the improvement of productivity caused by technological progress.Compared with other industries,the labor productivity level of real estate and its related industries is relatively low.n short,fluctuations in housing prices will inevitably have an impact on the sustainable competitiveness of cities.Therefore,it is necessary to accurately grasp the specific impact direction of housing price fluctuations on urban sustainable competitiveness,and on this basis,further analyze the influencing factors of housing prices and their relationship with urban sustainable competitiveness,providing decision-making reference for policy formulation to enhance urban sustainable competitiveness.Firstly,based on the endogenous growth theory,this paper theoretically analyzes the relationship between housing price fluctuations and urban sustainable competitiveness,combs the data of housing price fluctuations and urban sustainable competitiveness index changes in 35 cities in China,and uses the two-way fixed effect model to conclude that housing price fluctuations will have a significant negative impact on the improvement of urban sustainable competitiveness.Then,the theory of real estate industry correlation effects is applied to analyze the impact of housing price fluctuations on the seven major components of urban sustainable competitiveness.Principal component analysis is used to synthesize the various secondary indicators that constitute urban sustainable competitiveness into seven primary indicator scores,and a fixed effect model is constructed for empirical analysis.It is concluded that housing price fluctuations mainly affect urban knowledge innovation ability,economic development level,market vitality The level of hardware facilities and social environment have an impact on the sustainable competitiveness of cities,with a negative impact on the city’s knowledge innovation ability and a positive impact on other aspects.Based on the analysis results,starting from two perspectives: stabilizing urban housing prices and analyzing strategies for enhancing urban sustainable competitiveness under housing price fluctuations,this paper proposes countermeasures and suggestions for improving urban sustainable competitiveness by optimizing land supply structure,improving the distribution pattern of employment population,following industrial development laws,and enhancing urban knowledge innovation ability,economic development level,market vitality,hardware facility level,and social environment.
