| In recent years,under the influence of national macro-control policies and industry development,real estate enterprises generally begin to carry out strategic transformation.In the field of commercial real estate,facing the increasingly fierce market competition environment and the rising trend of new consumption,how to transform the operation concepts,innovate operating models,optimize the format layout,upgrade the profit mode,and improve the operation quality of commercial real estate has become a practical problem for the majority of practitioners to think about.This thesis takes Tianjin HY commercial street project as a typical sample,based on the basic situation of commercial real estate and cultural consumption market,based on pest model and Porter’s five forces model,analyzes the market environment of HY commercial street,and studies the operation mode of "commerce+ culture" of HY Commercial Street project.Firstly,it introduces the core concept of HY business street,business status and revenue model of HY business street in detail.Then based on the analysis of the role of the project value chain,it analyzes the problems existing in the project operation of HY business street,and puts forward the innovation strategy of the operation model of HY business street,that is,give full play to the enabling role of culture in business,accurately create cultural IP projects,establishing cultural space matrix,cultivate the endogenous power of cultural creation,building the tourism and cultural industry of business street,scientific planning of business layout.This thesis hopes that through the analysis of HY business street,it can provide a useful reference for other commercial real estate project operation. |
