| As the socio-economy and humanity make their new great progress,the construction projects own the characteristics of functional diversity,larger scale,capital intensive,etc.The issue to cost management of construction projects is on its way to be a big one.Experience and relationship are emphasized by traditional cost management models(TCMM),which have obvious drawbacks in duration control,budget control,efficiency control,and other aspects.The TCMM cannot catch up with the innovation that the latest construction projects need to achieve.Being one of the fundamental procedures,the design stage affects the investment thoroughly.Taking the design stage as the breakthrough point to explore a new cost control mechanism for construction projects will be helpful to promote the modernization and transformation of AEC sector.BIM technology and its concepts are introduced systematically by this paper.The Management Synergy Theory and Business Process Improvement Theory are utilized to conduct the theoretical framework of cost control in design stage,highlighting that synergetic cost control in design stage can be realized by synergy between organization and structure,and synergy between technology and approach.First of all,key factors to cost control failure in design stage were identified through systematically literature review,statistical method,and analytic hierarchy process(AHP),which were categorized into three classifications using Activity Based Classification(ABC),such as construction drawing error,requirements change and non-sufficient trans-departmental communication.Besides,we discuss the opportunities for BIM to tackle such problems in a more synergetic way.Secondly,a BIM-based cost control synergy mechanism in project’s design stage was proposed.Lastly,the synergy mechanism was implemented in a construction project entitled "D" to exam and illustrate the outcomes the mechanism can bring to the project.The results show that the BIM-based cost control synergy mechanism this paper proposed has significant improvements in reducing changes,progress payment audits,and so on.Finally,taking D project as an example,the effectiveness of the optimization mechanism proposed in this paper in actual construction projects is analyzed.The results show that the BIM-based cost control optimization mechanism in the design stage has a significant effect in reducing changes and progress payment audits.Both theoretical and practical value can this paper bring to the AEC industry.In Theoretically,this paper proposed a theoretical framework of cost control in the design stage based on Management Synergy Theory and Business Process Improvement Theory,which is organically combined with Building Information Modeling(BIM)technology.In practice,this paper built a BIM-based cost control mechanism in the design stage and applied it to the practice of cost management in the design stage of D project,helping managers to find problems,avoid ineffective costs in advance,achieve refined management of construction projects,and improve cost management efficiency in a more cost-effective way. |
