| The continuous advancement of urbanization has brought many benefits to our life,while its negative effects can not be ignored.Green space has been proved to have many benefits,such as improving microclimate and enhancing city image.In urban planning and layout,more and more attention has been paid to green space system planning,but the imbalance in the distribution of green space in the city has often been ignored.With the advance of park city construction,the problem of landscape justice accompanied by urban green space planning must be paid attention to.On the one hand,the improvement of environment improves the quality of life and promotes the harmony between man and nature.On the other hand,green space will also drive the capital agglomeration of a region,which mainly acts on the land price,while the unreasonable green space layout will strengthen this agglomeration effect.At the same time,the land price is not only a quantitative expression of the value of the land itself,but also includes the implicit value of the land.The existence of park green space to some extent enhances the implicit value of the land,which is finally expressed through the housing price.At present,existing studies have shown that the scale,shape,position,function and even vegetation richness of green space have a certain effect on urban gentrification.The study of gentrification in China is not long,and the process of gentrification is not as fast as that of western countries.In terms of domestic research situation,most of the studies on gentrification related to urban green space focus on the influence of gentrification brought by urban dot green space or conventional urban park,and there is no study on the relationship between urban green space system and gentrification.Moreover,this kind of research fails to take into account other relevant factors(such as school district,traffic,etc.)that affect the housing price,so the research conclusions are not scientific enough.Combined with hedonic model of hedonic price theory,this paper takes the Huancheng Park as the core,and takes the surrounding areas as the research object.Through the collection of data such as the housing price and poi interest points of the whole city and the analysis of the sampling questionnaire survey results of the sample streets,to makes clear the influence mode of the Huancheng Park on the housing price of the surrounding areas.Taking the housing prices and population distribution of surrounding areas as the research starting point,through the analysis of the relevant data,to confirms the relationship between the Huancheng Park and gentrification.This paper starts from three aspects: the impact on the distribution of house prices,the impact on the fluctuation of house prices,and the impact on the distribution of interest points.At the same time,through the random sampling of the surrounding areas for questionnaire survey,we can understand the relationship between the gentrification phenomenon of the Huancheng Park and the actual impact of gentrification on the residents themselves.The conclusions are as follows:(1)The logarithmic function model has the best goodness of fit for the study of the area around the city park,and the signs of the 13 explanatory variables selected meet the expected estimates.There is a significant negative correlation between the distance from the park to the community and the housing price of the community.When the distance between the community and the park around the city increases by1%,the housing price of the community will decrease by 0.14%.(2)Within the buffer zone of 4-6 kilometers outside the ring park,the housing price of the community will decrease by 0.690% for every 1% increase in the distance between the community and the ring park.Within this range,the price elasticity of the residential area is the greatest,and the price difference caused by distance is the most obvious.(3)The influence of patch green space on the average price of surrounding communities is greater than that of corridor green space,and the attraction of the former to local residents is also greater than that of the latter,that is,the gentrification effect of patch green space is relatively higher.(4)Most of the people around the city park have a bachelor degree or above,and most of them are engaged in public institutions,enterprises,white-collar workers and technical personnel,and more than half of the residents have moved here in the past five years.There has been a real demographic shift around the city park.Through analysis and research in many aspects,this paper finally confirms that the green space around the city of Hefei drives the capital concentration of the surrounding areas,promotes the process of urbanization,and plays a role in promoting the process of gentrification to a certain extent.The quantitative method can more objectively analyze the influence of urban green space on gentrification,so as to provide some reference for future urban green space planning.At present,the influence brought by gentrification has been shown from many aspects,and social injustice will become the hidden trouble of intensification of social contradictions.Landscape justice should be taken into consideration in future green space planning and park city construction.This
