The real estate stock market has developed rapidly in recent years,and its proportion in real estate transactions is increasing.Real estate brokerage companies play an important role in stock housing transactions.With the continuous development of real estate inventory market,the competition among real estate brokers is becoming more and more fierce.As an important part of real estate brokerage companies,real estate brokers play an important role in industry competition.RT Real Estate Company,as a real estate brokerage company established nearly 10 years ago,is faced with the urgent problem of how to recruit excellent candidates,cultivate and establish a high-performance team,and the construction of real estate broker competency model has become a prerequisite to solve these problems.This thesis takes RT real estate agent competency as the research object,deeply analyzes the current situation of RT real estate agent competency,excavates the existing problems of real estate agent competency,and systematically constructs the real estate agent competency model.This thesis first introduces the research background and significance,research ideas and research methods.Then,the relevant theories and methods of competency model construction are reviewed,the research progress of competency model is sorted out,and the theoretical basis of this thesis is established.On the basis of the theory of competency model,by using the method of questionnaire and interview to RT company agent competency research of the status of the investigation,and analyzes the existing problems and the lack of up to force as hiring criteria in the recruitment process,training the lack of a clear competence characteristics as training direction,the lack of performance management competencies to conduct a comprehensive performance management.In order to solve the problems of agent competency aspect,this thesis preliminary extracts the competence characteristics of agents through behavioral event interview,through the questionnaire investigation to verify this preliminary established competency model,through the expert evaluation method to rank the importance of competence characteristics,finally constructs the three dimensions including 17 competence characteristics of real estate agent competency model.Finally,this thesis studies the application of competency model in RT Company,establishes standardized recruitment system,improves training system and performance management system respectively.The practical significance of this study lies in the selection of RT real estate company for practice.Through field research,problems in the competency of real estate agents are found,and the competency model of real estate agents is constructed through scientific methods,which provides a good competency model for recruitment,training,and performance management of real estate agents.At the same time,this study provides a useful reference for the construction of the competency model of real estate brokers in the same industry,especially in similar scale real estate brokerage companies.
