As a major part of the logistics,the standard and mode of property management service makes great difference directly to the effect of the logistics in the university.Since2000,the universities in China have generally implemented the socialized model of property management,which entrusts the property management company to manage the administrative building and classroom building in campus,as well as undertaking the campus agency service.S University is a local comprehensive university in the frontier city of China’s reform and opening-up.With a strong sense of reform,S University is one of the universities that implemented socialized management of campus property earlier in China.Currently,it is exploring various ways to improve the quality of property management.Based on this background,the thesis selects the Lihu Campus of S University as the research object to explore the innovative practice strategies so that to improve the quality of property management in universities.The traditional way to improve the quality of property management is to enhance the quality of property service by strengthening the internal management of property companies.While this paper chooses a relatively new perspective to study,which regards the management department in universities as the property service principal,and puts the property company as the agent,seeing things from the property service agent supervision,then studying the practical strategy of property service quality improvement.In virtue of principal-agent theory,this paper establishes the theoretical analysis dimension of property service agent supervision in universities,which has three aspects as follows: the standard of agent supervision,the procedure of agent supervision and the mechanism of agent supervision.On the basis of three analysis dimensions,this paper studies the problem of property agency supervision in universities.On the basis of the interviews in terms of management cadres from different departments in universities,property company employees and the service object,thethesis illustrates some existing problems of Lihu Campus of S University regarding to the property management agent supervision.The existing problems including ambiguous and inconsistent standard,incoherent supervision procedure,limited personnel quality,unimplemented rewards and punishment mechanism,lacking of the supervision mechanism,incomplete communication mechanism,etc.The author also analyzes the specific reasons in reference to the problems of property management agency supervision in Lihu Campus of S University from three aspects including unclear and unspecific standards,incomplete and devious procedures and unhealthy and unbalanced mechanism of property service agent supervision.Finally,aiming at the problems and causes in the property service agency supervision of Lihu Campus of S University,the thesis puts forward specific suggestions to the further improvement of the property management service agency supervision in universities mainly from the standard,the procedure and the mechanism of agency supervision.
