| With the continuous improvement of China’s economic and cultural level,people’s quality of life has been significantly improved,life expectancy has been lengthened,and the aging population is becoming more and more serious,which makes the social pension problem prominent.However,the market pension model is still dominated by the traditional pension home model,which is difficult to meet the changing needs of family life in modern society,and the pension needs of the elderly have also changed.It is no longer satisfied with the traditional single living model or the pension home model.The growing demand for diversified pension model has laid a good foundation for the development of pension property,and the market has a better development prospect and expansion space.Scientific marketing is the foundation of real estate companies to establish competitive advantage,so it is very important to formulate scientific and reasonable marketing strategies for the elderly real estate.This paper uses literature analysis,field research,case analysis and other methods to study the improvement of marketing strategy of hechuang real estate company’s pension real estate project.First of all,combing the research status of real estate marketing,pension real estate project marketing and marketing related theories,put forward research methods and ideas,and design and think about the research content.Then,SWOT analysis,PEST analysis and other methods are used to analyze the current situation of marketing environment and marketing strategy of hechuang real estate company’s pension real estate project,and summarize the existing problems and reasons of the company’s marketing of the project;finally,based on the analysis results of environment and problems,7p marketing theory and 4C marketing theory are used to improve the design of the company’s pension real estate project marketing strategy,and develop security implementation measures Shihe forecasts the marketing effect.This study believes that the elderly real estate project is different from other real estate projects.Due to the different target customers,there are significant characteristics in the marketing work,so it is necessary to carry out targeted marketing scheme design according to the characteristics of users.Generally speaking,the research results of this paper are conducive to the marketing work of the pension real estate project of hechuang real estate company,and the steady implementation of the company’s development strategy.At the same time,it has reference significance for the pension real estate project to effectively formulate its own marketing strategy. |
