| Based on own work for real estate enterprises to undertake the project-quzhou financial building as an example,from project planning location to architectural design,from plan research to choose,from project construction to shutdown problems,from the problem solving to the overall completion,has carried on the omni-directional tracking study.Quzhou financial building belongs to the construction projects of cooperation,customer as the China construction bank,are expected to plan two twin towers,one for the construction bank building,a building for construction,sale or lease form management,etc.Around the project,mainly studies the following major problems: the first on the basis of analysis of curtain wall at home and abroad,rack,a rough study of this project can be sexually,problems and solutions in the project;Second fun office space,through the analysis of the research of office space and comfortable environment,as well as the popular freedom,fun office space,as a real estate development enterprise how to choose the appropriate development of office environment and how to make up for the sacrifice of comfortable environment;Third analysis of problems in the process of the project design and solution,deduces the present real estate enterprises should be how to correctly choose to suit oneself,suitable for customer design,highlight the important role of design management;Fourth analyzes reason of building work,some problems in the process of finishing the work,through the analysis of the contrast of resume work and final results and solution,summarizes the essential condition of successful project,highlights the importance of investment decisions.In this paper,through case studies,observational studies,analogy analysis and personal experience summed up the following conclusions:Through the study of quzhou finance building architectural design learned more industry technology related knowledge: first though this project finally removed outside the model of space truss structure,but through the investigation and study,learn a lot of related outer rack,laid a good professional knowledge foundation for personal career;Second reasonable allocation of office space is the basis of advancing the overall project,pitch,the project under the reasonable control of costs as much as possible to meet office space and comfortable environment,and connecting with the popular freedom,fun office space to tailor,success with good sales and reputation,and research learning in the vast majority of cases,accumulated a certain amount of office space design knowledge.Through the analysis of the project shutdown problems to solve,summarizes some experience from the perspective of managers: the first as design department,in the real estate enterprises is a key to the success of scheme functions,to improve the planning,design,cost control and marketing and other related knowledge,therefore the important role of design in the enterprise should not be ignored;The second investment decision plays a decisive role in the project success or failure,the most important thing is must with all stakeholders agree on project success criteria,funds input and output,to little detours. |
