Real estate is the basis of people’s survival,is the necessity of life.Since the 21 st century,China’s economy has been expanding day by day,and the real estate market has moved from poverty to prosperity.A large number of transactions have been carried out in the economic activities of real estate every day.The prosperity of the real estate market is also accompanied by the expansion and modernization of Chinese cities,and the garbage disposal sites in cities are gradually closer to the residential areas of residents,exerting a certain influence on the lives of nearby residents.Residents living around garbage plants will not only be affected in terms of their living environment,but also their health.Therefore,people’s willingness to live near garbage plants will be reduced,which will have an impact on housing prices.In this context,the impact of the waste treatment center on the housing price is analyzed with the housing price of Nanchang city and the housing price near the waste treatment plant.Most of the research on the neighborhood avoidance effect of garbage treatment plants on the surrounding environment is still in the qualitative aspect.At present,some scholars have studied the indirect impact of garbage treatment plants on the housing price with the quantitative method of characteristic price model.Used in residential real estate appraisal method is main or market method,cost method and income method,in the process of evaluation is too dependent on assessors historical experience,lack of objective assessment data,in recent years gradually appeared in mathematical modeling approach to evaluate real estate,find an objective,scientific,reasonable quantitative evaluation model.Neural network model is a nonlinear mapping model,in which the error backward propagation algorithm model is the most widely used network model in the field of value evaluation,including two processes of forward propagation and back propagation of signals,which can simply simulate the thinking process of the brain.Compared with traditional evaluation methods,neural network can evaluate a large number of instances in a short period of time,which can reduce a large amount of manpower and material resources,save social costs,improve evaluation efficiency,and reduce the impact of human subjectivity,which is more objective.Compared with the existing linear model,the neural network model has the characteristics of non-linearity,through the computer to collect data information,can simulate the model close to the objective law.China’s real estate transaction demand is large,the transaction price is high,but China has not yet a set of objective,fair,efficient evaluation system,the application of neural network in real estate evaluation will be a great progress.In this paper,after referring to a large number of domestic and foreign literature,using theoretical and empirical,qualitative and quantitative analysis methods on the impact of garbage plants on residents’ lives with neural network applied to the method of real estate batch evaluation for research and demonstration,to evaluate the impact of garbage plants on housing prices.First of all,under the background of rapid urban development,the adverse effects of garbage treatment plants on the surrounding environment and residents’ health and life,as well as the indirect effects of garbage treatment plants on the surrounding residential real estate prices are expounded.Secondly,it introduces the theory and method of real estate value evaluation,value influencing factors and the traditional method of real estate value evaluation.At the same time,it introduces the model method of neural network to demonstrate the feasibility of applying neural network to evaluate the influence of garbage plant on the surrounding housing price.Then,on the basis of neural network,the index system of residential real estate is established,and the index system is quantified with appropriate quantitative methods.Finally,through the empirical analysis of the real estate transaction data collected on the Internet,the neural network model is optimized and overfitting tested,and the optimized neural network is used to evaluate the impact of Nanchang Maiyuan garbage treatment plant on the nearby housing prices.
