Due to the particularity of real estate industry,long take fund,quantity is big,its financing problem has become a core problem in the real estate industry,has long been dependent on external financing,real estate industry do not know how to use the financing channels,internal resources and external financing channel is single,rely mainly on the bank,so once the bank's requirements and standards to improve,the real estate enterprise financing will become very difficult,the high bar is real estate in recent years the government focus on the object,in order to leverage,the central government to the real estate enterprise financing way of the standard is higher and higher,making real estate enterprise financing situation is more and more difficult,The emergence of asset securitization provides a certain possibility for enterprises to reduce leverage,but also brings a ray of spring breeze for the severe financing situation of real estate enterprises.According to the current real estate financing difficult background,the integrated use of literature research,comparative analysis,case method and the combination of quantitative and qualitative methods,such as Beijing Yintai real estate co.,LTD.,the financing problem for research,this study from the external environment and internal environment of Beijing Yintai real estate co.,LTD.,analyzes the financing needs of,the external environment mainly from the perspective of the national macroscopic internal environment analysis from its liabilities,and investigate its origin,explain why the need to introduce the asset securitization.Yintai real estate co.,LTD.,Beijing to asset securitization Yintai in Beijing real estate financial effect on financial indicators and the cost was analyzed,and the two aspects of the following conclusions:(1)the liquidity and solvency,asset securitization can really achieve the optimization of financial structure(2)aspects of cash flow,after the asset securitization Yintai Beijing real estate has the ability to repay bank loans,short-term borrowing amount decreased.(3)in terms of profitability,roe increased by a certain extent.(4)in terms of cost,the financing cost is reduced.In general,the issue of asset securitization project is more beneficial than detrimental to Beijing Yintai property purchase.
