According to the financial revenue and expenditure released by the Ministry of Finance in 2018,the proportion of real estate gross domestic product to GDP is 6.65%.From the above data,it can be seen that compared with other industries,the tax revenue brought by the real estate industry is the most important part of China's tax revenue,and its development is related to the development of the national economy.In order to further reduce the tax burden of enterprises,reduce the pressure of repeated taxation on enterprises and producers,stimulate consumption,and stimulate economic growth,the government proposed in the 12 th Five Year Plan to change business tax into valueadded tax and expand the scope of value-added tax.From 2012,the government selected Shanghai as the pilot of "replacing business tax with value added tax" for reform,to may 2016,when the government fully included the rest of the unchanged industries,to 2018 and 2019,to further adjust the value-added tax rate and deepen the value-added tax reform.In these seven years,the implementation of "replacing business tax with value-added tax" policy has had a profound impact on all walks of life.This paper analyzes the necessity and feasibility of real estate enterprises under the background of "replacing business tax with value-added tax",describes the research environment at home and abroad in detail,and then further analyzes different scholars' research on the impact of "replacing business tax with value-added tax" on real estate enterprises.Based on this,it puts forward research ideas,research methods and innovation points;secondly,for some real estate enterprises This paper defines the concept,puts forward the theoretical basis of this study,and analyzes the theoretical effect of tax reform of real estate enterprises from the perspective of turnover tax,income tax and comprehensive tax.Then,it analyzes the current situation and existing problems of tax development of real estate enterprises in China,mainly from the macro and micro perspectives From the perspective of national and industry level,the micro perspective is mainly based on the sample enterprises to analyze their turnover tax burden and comprehensive tax burden,and according to the status quo,the paper puts forward the possible problems and deficiencies after the tax reform of real estate enterprises;thirdly,the panel data model is constructed to make an empirical analysis of the impact of the tax burden of real estate enterprises after the "business tax to valueadded".In order to ensure the accuracy of the empirical results,this paper selects the real estate sample enterprises listed in Shanghai and Shenzhen before 2012,and the proportion of real estate related business income in the main business income is not less than 70%.Finally,63 representative real estate enterprises are selected through screening.In order to ensure the comparability of empirical research data,this paper selects 63 real estate listed companies from guotai'an database,sina finance and the official websites of listed companies as sample companies,covering the financial data from 2014 to 2018,and conducts an empirical test on the tax burden change of sample companies after "replacing business tax with value-added tax" : in the process of empirical test,2014-2018 The annual turnover tax rate and comprehensive tax rate are dependent variables,with the policy of "replacing business tax with value-added tax",the proportion of enterprise outsourcing cost in total operating cost,the growth rate of fixed assets and gross profit rate as independent variables,and the enterprise scale and asset liability rate as control variables.First,through Hausman test,the model is selected,then panel data model is established,and empirical model is applied with Stata software Based on the analysis of the data,we can get the conclusion and put forward the corresponding countermeasures and suggestions from the perspective of the government and enterprises.
