With the development of social economy,the real estate industry has become an important pillar industry of our national economy because of its high degree of drive.The healthy development of the real estate market is not only related to the overall situation of the national economy,but also related to people's well-being and social stability and prosperity.Land supply is the foundation and key of the real estate market,but also the link between land management and real estate development,but also the key to the coordinated,orderly and healthy development of the land market and real estate market.Based on the theory of land rent land price,the theory of supply and demand balance,the theory of resource allocation and the theory of four quadrants,this paper deduces the transmission mechanism of land supply structure to the real estate market price,based on the theory of land rent land price,the theory of supply and demand,and the theory of four quadrants.This paper holds that the land supply structure has two transmission paths on the real estate market price,on the one hand,by affecting the land price is the real estate cost change and thus affecting the price,on the other hand,by affecting the real estate product structure to improve the imbalance between supply and demand in the market to affect the price.In this paper,the land market data and commercial housing market data from 19 sub-provincial cities from 2009 to 2018,as well as the per capita GDP,population density and other data as control variables to establish a panel data model,through STATA software to analyze the land supply structure and land prices on housing prices,and then according to the conduction path to analyze the impact of land supply structure on land prices and land supply structure on the structure of commercial housing products.It is found that the land supply structure of the residential market and the commercial market have different degrees of significant influence on the house price and land price,and the land supply structure of the housing market and commercial market has a certain influence on the structure of the commercial housing product in their respective market,but also has its own market law.In addition,the policy simulation study of the regulation and control of land supply structure is established,and it is concluded that both the supply structure of residential land and the price of residential land have a lag effect on the price of residential land,and the commercial land supply structure has no lag effect on office buildings and commercial commercial housing,while the commercial land price has a lag effect.Based on the conclusions of this paper,some reasonable policy suggestions are put forward.
