Under the background of the new normal of economy and the national regulation of the real estate market,the first half of the real estate industry is nearing the end of the profit model of extensive growth,and it has become a common consensus for the industry to enter the silver era.China's real estate market officially enters the second half,that is,from incremental development to stock development.Meanwhile,with the continuous growth of housing stock and the continuous development of industrial Internet,China's real estate service industry is rising rapidly,and there will be broad development space in the future.With the introduction of the "equal right to rent and sell" policy and the convergence of housing rental policy dividends,investment opportunities in the real estate service industry and the housing rental sector are widely concerned by research institutions and investors.Therefore,it is of great significance to evaluate the value of representative listed companies in the industry.On the one hand,it can help enterprise managers and investors to recognize the intrinsic value of the enterprise and improve decision-making;on the other hand,it can also provide important reference significance for the valuation research of other real estate service companies.The research object selected in this paper is the leading enterprise of new house agency sales in China.Internet add business,long-term apartment renting and financial services in this company have been developed rapidly.This company has strong brand advantages and scale advantages.,strong innovation ability and promising future development.This paper analyzes the industrial situation,business development and financial situation of the worldunion.Then use FCFF model and EVA model,P/E ratio and P/B ratio method to evaluate the value of worldunion.Then use SPSS software to test the correlation and significance of valuation results and average stock price.Analyze and compare the applicability and validity of various valuation models,test results show that the FCFF model and EVA model is suitable to evaluate the value of real estate service company,and the accuracy of EVA model is higher than that of FCFF model.The P/B ratio method is of little reference value to the valuation of worldunion,while the P/E ratio method should be used with caution due to the choice of comparable companies.At the end of this paper,theauthor summarizes the contents,analyzes the value of the investment and the risk faced by the company,and puts forward some investment Suggestions.
