As an important part of China's economic operation,the real estate industry plays a guiding role in China's economic development.In recent years,the housing prices in the first and secondtier cities in China have been growing rapidly,and the real estate industry seems to be thriving.However,with the increase in the regulation of housing prices by national policies,covid-19 has caused a heavy blow to the national economy,and the development of real estate enterprises is not optimistic.The government has repeatedly stressed the slogan of "no speculation on housing" in order to stabilize housing prices and reduce speculative speculation,so the development of real estate enterprises is also brought huge restrictions.For example,the financing threshold of enterprises is raised,the difficulty of housing sales is increased,and the difference of cash flow of enterprises is a common problem in real estate enterprises.It can be seen that the real estate industry has entered the stage of slow development.And at this time of the real estate enterprise investment value is there?On the basis of referring to the existing research literature at home and abroad and taking the capital value as the theoretical basis,this paper studies the factors affecting the investment value of poly real estate from the macro,middle and micro levels,and selects the free cash flow discount model to carry out valuation analysis on poly real estate.The study found that poly real estate in the current economic and industrial environment in the company's growth potential,strong operating capacity,profitability and solvency in the industry in the middle and upper reaches,but there is still room for improvement.And the valuation price of poly real estate is higher than the current stock market price,with investment value.In this paper,the management of poly real estate should focus on the improvement of debt paying ability to achieve better development.And as an investor,can buy the stock of poly real estate to undertake investment in the near future.
