In recent years,the talent factor has become one of the key factors for the success of an enterprise,and human resource has become an important strategic resource for the development of the company.MYFW company is a national real estate intermediary chain organization with franchising as its development mode,and is one of the largest second-hand housing intermediary chain organizations in China.Due to the improper internal human resource management strategy,under the background of industry competition and national policy adjustment,MYFW company is facing the huge pressure of employees,especially sales employees’ resignation.According to the data provided by MYFW company,the turnover rate of sales personnel has increased significantly since 2016,reaching 64.24% in 2019,and the average turnover rate of real estate agents in Handan city is 52.1%.The frequent turnover of personnel has directly affected the company’s performance and restricted its long-term development.In order to have a more in-depth understanding of the turnover situation of employees in the enterprise,in the introduction part,the research at home and abroad is combed,and the turnover model is analyzed,so as to lay the foundation for the logic and framework of this paper.The paper studies the development process,organizational structure,current situation of employees,reduction of turnover rate of sales employees and countermeasures.Through the way of designing,distributing and recycling questionnaires,as well as using the form of on-site visits to understand the current situation of resignation,and the results of the questionnaire were statistically analyzed.Finally,it was concluded that the main reasons for the turnover of sales personnel in MYFW company were as follows: first,senior managers were more inclined to obtain customer resources for self-development,and were more inclined to expand through resignation and entrepreneurship Second,the sales performance of middle-level salespersons tends to be the capital of their turnover and job hopping,and they tend to get better treatment in other real estate agencies after leaving.Third,the company can not meet the salary requirements of new employees.Under the condition of general lack of base salary guarantee,the pressure of work and competition is great,and the work input and income are unbalanced,which makes it transfer to other industries for development.At last,this paper puts forward some effective measures for the investigation and analysis of the current situation of employee turnover in MYFWcompany.Firstly,the managers of the company use the "IMO" model to control the employee turnover and ensure the talent reserve.Secondly,the specific measures are given for the turnover of the salesperson.A series of measures should be taken,such as scientific recruitment,establishment of perfect training and scientific performance appraisal To reduce employee turnover.
