Measurement And Analysis Of Operation Performance Of Real Estate Development Enterprises In China

As one of the important economic industries in China,real estate development enterprises are related to the national economy and people's livelihood,and witness the growth of market economy.With the implementation of various national policies,especially the high-pressure control policies to prevent the excessive growth of house prices,real estate development enterprises have become the focus of economic activities.At the same time,under the influence of the deepening process of economic globalization and the continuous improvement of the management consciousness of the managers of various enterprises,the real estate development market presents the development characteristics of diversification,refinement and branding,and its operation ability also gradually presents the characteristics of differentiation,which puts forward new requirements for the management and promotion of the performance of enterprises.Good operation performance management can effectively integrate enterprise resources,improve the additional profit rate of products,and realize the orderly and steady growth of enterprise economic benefits.This paper takes the listed real estate development enterprises in China as the main research object,and introduces the relevant theories and evaluation methods of operation performance by combing the research background and relevant literature.Starting from the current situation,combining case study and empirical study,this paper analyzes the operation performance,regional differences and influencing factors of Vanke Group and listed real estate development enterprises in China by using DEA Malmquist index method;through multiple linear regression analysis,it shows that the operation performance of real estate development enterprises isaffected by many factors,including current ratio,net sales interest rate and other factors Write.At the same time,from the perspective of qualitative analysis,it is found that the operation performance of real estate development enterprises is also affected by the problems of poor management,redundant institutions,and excessive marketing costs.Finally,this paper puts forward some suggestions to improve the operation performance of the real estate development enterprises,mainly through accurate positioning,strengthening staff training,steady investment,expanding brand effect and other methods,to improve the operation performance of the real estate development enterprises,improve the asset management and operation ability of the enterprises,so that the enterprises can achieve stable and sustainable development.
