At the end of last century,China began to reform the housing commercialization,and the real estate industry flourished.However,with the rise of housing prices,speculation and speculation are common.Chengdu real estate market is the same.On the one hand,it has made great progress,on the other hand,it has exposed many social problems.In October 2016,in order to control the further rise of house prices,Chengdu issued the real estate purchase restriction policy for the first time,guided the buyers,real estate enterprises and other market participants,and took administrative and economic measures to macro-control the development of the real estate market in Chengdu.Among all the regulatory policies,the purchase restriction policy is of particular concern.In order to explore the regulatory effect after the implementation of the real estate purchase restriction policy in Chengdu,to provide suggestions for the improvement of the subsequent purchase restriction policy in Chengdu,and to provide some reference for the regulation of the real estate market in other cities in China,the research of this topic is carried out.A variety of research methods were selected to study the paper comprehensively.First of all,starting from the real estate regulation in Chengdu,and focus on the analysis of the development of Chengdu's limited purchase policy and the present situation.Secondly,the policy has many effects on GDP in Chengdu,commercial houses market,and building construction site.This article makes use of Holt-Winters model and ARIMA model to analyze the drawbacks of the restriction policy in practice,which leads to Chengdu limited purchase policy in the specific practice process of the shortcomings.In addition,through the analysis and interpretation of domestic and foreign regulatory policies,combined with Chengdu own situation,the study provides some advices,including the establishment of a guaranteed housing system,strengthen the management of real estate transactions and other reference ideas.Finally,combined with the analysis and research of the full text,the paper puts forward some optimization suggestions for Chengdu to improve the purchase restriction policy and supporting policies,including improving the implementation of the purchase restriction rules,improving the tax policy to regulate the demand for housing,promoting the reform of the land supply side and stabilizing the land market.
