In recent years,China's real estate market has developed rapidly,with rising housing prices,and the real estate industry has become an important pillar of China's national economy.With the development of the real estate industry,real estate-related taxes have also become an important source of tax growth in China,and the role of real estate macroeconomic regulation is becoming increasingly obvious.However,the efficiency of real estate tax collection and management is very low,the tax policy is not uniform,the scope of tax collection and management is narrow,the tax burden of enterprises is heavy,repeated taxation,mixed taxes and fees,and single management methods are common occurrences,which have seriously affected the development of China's real estate industry.Therefore,it is very necessary to focus on the problems in real estate tax collection and management and put forward corresponding countermeasures and measures.This article first introduces the current situation of real estate tax collection and management,and clarifies the real estate tax-related taxes,management methods,collection and management processes and other elements.Secondly,combined with its own actual work,it analyzes the problems in real estate tax collection and management from two aspects:one is the problems in the real estate tax system;the second is the problems in the real estate collection link.Third,analyze the causes of the existing problems,analyze from the perspective of tax laws,collection methods,environmental factors,etc.,find out the causes of real estate tax collection and management problems,and grasp their potential consequences.Finally,from the three aspects of improving the real estate tax system,strengthening real estate tax management,and further optimizing tax payment services,specific countermeasures for improving real estate tax collection and management are proposed.This article mainly adopts the literature method and investigation method for research.Understand the relevant concepts,characteristics and functions of real estate tax collection and management through literature methods;at the same time,conduct field investigations based on their own positions,and carry out detailed analysis and discussion of real estate tax collection and management in Shandong Province based on actual cases in Shandong Province,and propose the existence of real estate tax collection and management Problems and countermeasures.It is hoped that through the research in this paper,scientific and reasonable countermeasures and measures will be put forward to improve the real estate tax collection and management in Shandong Province,so as to effectively promote the development of real estate taxation in Shandong Province and promote the long-term stable development of the real estate market in Shandong Province and the entire social economy.
