Abstract/Summary:
With the commercial transformation of financial asset management companies,the acquisition and restructuring of non-performing assets has become one of the core businesses.In recent years,the real estate industry has developed rapidly,and the scale of the real estate business in the acquisition and reorganization business has continued to rise,and it has become a relatively large type of business segment in asset management companies.With the continued popularity of the real estate industry,hot money has continuously poured into the real estate market,which has caused a crisis in the real estate industry to show a bubble,and the risk of real estate acquisition and restructuring business has increased.There are industry risks,risk control risks and project risks in the real estate acquisition and restructuring business.These risks must be paid attention to.In order to avoid systemic risks,the country has introduced relevant measures to standardize risk control,and clearly requires strict implementation of risk management responsibilities to effectively prevent and resolve risks.Theoretically,there is little research on the commercialization of acquisition and restructuring business combined with real estate projects.In practice,due to the short period of domestic commercialization transformation,an effective set of risk management standards has not yet been formed.Based on this,this paper carries out research on the risk control of real estate acquisition and reorganization business,which is not only beneficial to enrich the business risk control theory of asset management companies,but also has a certain practical reference value for improving the risk management methods of asset management companies.This article starts with the real estate acquisition and reorganization business with the highest proportion of H asset management company business types.Taking the Y real estate acquisition and reorganization project as an example,it introduces the real estate acquisition and reorganization business overview,explains the causes and consequences of business risk formation,and the process of risk management And the significance of strengthening risk control.Combined with Y real estate company’s acquisition and restructuring project,the case transaction structure,project situation and risk control measures were introduced in detail.On the one hand,it uses professional financial analysis to identify risks from the financial situation of acquisition and reorganization projects.At the same time,the expert scoring method is used to identify the overall risk of the acquisition and restructuring project from a global perspective,including collateral risk,sales risk,and liquidity risk.On the other hand,the expert scoring method is used again to establish risk evaluation indicators and connect theory with practice.Score the index weights to achieve risk assessment.According to the results of risk evaluation,risk control suggestions for risk points with a large proportion of weights are proposed.Finally,by combining the business processes of H Asset Management Company,it puts forward reasonable recommendations for H Asset Management Company to strengthen compliance management,establish a post-investment evaluation system,and improve the credit evaluation system.It is suitable for similar real estate acquisition and restructuring business risk control.
