With the deepening of real estate regulation and control policies in China,the housing sector is facing a deep adjustment.Residential housing is the focus of China's real estate sector.Under the control of the national macro policy,how to make a reasonable strategic positioning according to their own conditions,promote strategic transformation,and improve the level of residential housing marketing has become the focus of current research.This paper analyzes the residential housing marketing strategy of real estate enterprises,and its research purpose is to summarize the strategic environment of real estate enterprises,explore the housing marketing model and path innovation mechanism,and integrate various guarantee measures.Under the environment of policy adjustment,improve the residential real estate marketing level,promote the comprehensive reform of the residential housing marketing strategy system of real estate enterprises,and explore the strategic optimization path of residential housing marketing field.In this paper,DX real estate company as a case enterprise,the use of strategic management theory,porter's five forces theory and marketing theory,combined with DX real estate company residents housing marketing status,analysis of the existing problems in the enterprise residents housing marketing.On this basis,PEST method and SWOT method are used to analyze the strategic environment of residential housing marketing for enterprises,and accordingly,the strategic path and mode selection of residential housing marketing for DX real estate company are carried out.From the marketing strategy path selection based on the differentiation strategy and the marketing strategy model selection based on the differentiation strategy,the strategic marketing model is formulated and the corresponding implementation is put forward.
