As the new product of the real estate industry,industrial real estate has gradually been a new profit growth point for major real estate enterprises.Many enterprises have obtained income fromit,making industrial real estate be the profit growth point of the enterprise under the general trend of international and domestic industrial transfer.This paper mainly analyzes the profit model of A enterprise industrial real estate as the main line and establishes a factor analysis model to conduct a comprehensive evaluation of the profitability of A enterprise industrial real estate profit model.The main work is as follows:This paper analyzes on the origin,profit mode and research trend of industrial real estate at home and abroad,puts forward the imperfections of the research system of industrial real estate profit model at home and abroad,and points out that the research theme of this paper is the evaluation and perfection of the profit model of industrial real estate enterprises.Analyzing the index selection principle of the evaluation system of the industrial real estate profit model of A enterprise,establishes the financial index in the evaluation system,and selects the evaluation method-factor analysis method.By using the selected evaluation method,financial index and the financial data of A enterprise from 2010 to 2018,this paper evaluates the profit model of industrial real estate in enterprise A,and finally establishes six factors that affect the profit model of industrial real estate,and sorts the importance of its influence.Combined with the three factors that have the greatest influence on the profit mode of industrial real estate in A enterprise-profitability,solvency and management ability,this paper compares and analyzes three representative models of industrial real estate profit from domestic well-known enterprises: A enterprise based on “Land Development + Supporting Development + Value-added Services”,China Merchants Real Estate based on “Property Rental + Equity Investment + Value-Added Services”and Vanke based on“Property Rental+ Funds”.Finding out the problems existing in the existing industrial real estate profit model of A enterprise and the influencing factors of the industrial real estate profit model,andfinally puts forward the improvement strategies of the industrial real estate profit mode of A enterprise.
