The Chinese real estate market has been playing the main role of China's national economy since 1998.It can be said that a large part of the national economic wealth exists in the steel and concrete of the real estate industry.As long as the Chinese real estate market continues to prosper,there is no need to worry too much about the downturn in economic growth.In recent years,due to the rising popularity of the real estate industry,the Chinese government has introduced a number of policies to curb the frenzy of real estate development.However,these measures have not caused a great blow to the weather-stricken real estate market.The growth rate of housing prices in first-and second-tier cities is only slowing down,while house prices in third-and fourth-tier cities tend to be stable.With the continuous prosperity of China's real estate market,real estate financing has become the focus of the public.Therefore,it is of deeper practical significance to study the mortgage value of commercial real estate.By comparing the domestic and foreign literatures on commercial real estate,a brief summary and analysis is made.It is noted that foreign researches in this field far exceed domestic ones,and there are still deficiencies in the evaluation mechanism of real estate mortgage of China,especially in the commercial field.After that,qualitative and comparative analysis are adopted to summarize the theories related to mortgage and commercial real estate,and its developing trend during recent five years is also considered,which lays a foundation for the following analysis.In this paper,according to the profitable characteristics of the actual case situation,the author made comprehensive analysis of the fundamentals,and then operated the specific evaluation steps.After calculating and analyzing the evaluation results,the author compares them with the actual results,it is confirmed that the evaluation value of the income method is the final result.Then the author explains the reasons from two aspects,and the conclusion of this paper is drew.This paper is aiming for providing comparative references for real estate appraisers in the future evaluation of commercial real estate mortgage value,and the author's positive expectations for the future real estate mortgage evaluation market are further indicated.
