In the past ten years,the real estate industry has become one of the fastest-growing industries,becoming the mainstay of China's economic construction,promoting the continuous transformation of urban modernization and social structure.At the same time,the real estate industry has also led the construction of building materials.The rapid development of a series of traditional heavy industries,including steel and chemical industry.At the same time,the real estate industry is an absolute capitalintensive industry.The capital operation process involves many links and the length of the span period is unmatched by other industries.The large amount of funds held and fully controlled is the real estate business activities.The premise of the foundation.Therefore,constantly exploring the financing situation,financing problems and financing risks of real estate enterprises in different economic environments has a major impact on maintaining the business development of enterprises.CFLD is a representative enterprise of domestic industrial real estate.Since its listing in 2011,it has been in a stable and progressive state.After more than ten years of development,it has become one of the top ten real estate enterprises in China,and its unique business model.And financing strategies have also been followed by many companies.This paper selects CFLD as the case study object,and conducts in-depth excavation.On the one hand,in order to study and study the strengths of CFLD in financing strategy;on the other hand,in-depth analysis of the existing financing mode,search disadvantages and risk in order to propose optimization proposals;at the same time,provide financing for other companies in the industry.This paper firstly summarizes the relevant research results of domestic and foreign experts and scholars on the financing risks of real estate enterprises,and provides a solid theoretical basis for the research and analysis work of the following texts.Secondly,it introduces the company profile of the research object,including the status of the industry.Business status,cash flow,etc.;again,explore the motivation of CFLD financing risk control,and use financial leverage,Z-score calculation method and fuzzy comprehensive evaluation model to identify the financing risks of CFLD,determine the risk level,and then proceed Financial ability analysis and specific financing risk analysis,from the diversified financing method capital structure,from financing cost to financing source,this paper summarizes the financing shortcomings of CFLD,and finally proposes the risk control optimization proposal,including compound management,strategic investment,and improved capital risk management system.
