Cost control is one of the important parts to engage in a business.To shopping malls with large scale,the construction,operation and maintenance cost of large central air conditioning system accounts for a large part of its total investment.As a result,this is a big issue for share holder and management company of a large-scale shopping mall to strengthen their cost management system on central air conditioning equipment system.This article is going to talk about an equipment cost management strategy in the perspective on all aged period cost.This article introduces the definition of equipment and facilities life cycle cost and the development of life cycle cost management theory.Firstly,the cost management of large-scale central air-conditioning system is analyzed from the perspective of design management,construction management and maintenance.Secondly,It is to analyze the problems existing in the daily management of large-scale central air-conditioning system.By introducing the status quo of central air conditioning system management system in shopping mall A,this paper discusses the influence of different life cycle stages of equipment and facilities in large-scale central air conditioning system on their life cycle cost,and points out that the life cycle cost of equipment and facilities is affected by different life cycle stages.The primary task to increase the life cycle cost of large central air-conditioning equipment and facilities is to strengthen the management in the initial construction stage.In the running project,we should optimize personnel structure,control salary costs and strengthen the technical transformation of existing equipment.Finally,through the successful application of the above measures in the renovation project of the central air conditioning system.It is verified that the one-time investment based on energy-saving technology in the design stage is within the reasonable return of investment in the whole life cycle,and the personnel optimization and technical transformation of the project in operation can also effectively optimize the overall cost. |
