With the gradual liberalization of China's financial market and the improvement of the capital market,the relevant policies and regulations of private equity funds have been promulgated one after another.Private equity funds have become more mature and the scale of fund management has expanded rapidly,and the scale of equity investment funds has become larger and larger.In 2017,with the government's macro-policy put forward the view that "houses are used for living,not for speculation",major first-and second-tier cities mainly focus on real estate regulation,housing prices have been curbed to a certain extent.Financial institutions have tightened the related funds of the real estate industry.The real estate industry is in urgent need of capital replenishment.Private equity real estate investment is just a good way to invest in real estate.In order to enable everyone to have a comprehensive understanding of private equity investment funds and private equity real estate funds,and to have more fund managers and investors to understand and support the industry in the future,to enable the government to carry out more stringent and effective supervision of the industry,so that the private equity fund industry can develop better and purify the market,this paper from the fund managers.Discussing the general theory,operation process and participants of private equity investment fund from the angle of view,and deeply analyzing the withdrawal and withdrawal earnings of private equity real estate fund,and getting the factors that affect the withdrawal earnings of private equity real estate fund,so that fund managers can rationally use and optimize it in the future,expand the withdrawal mode of private equity real estate fund and increase its investment scope.Let the real estate industry also have a good financing channel,and get a good transformation and development.This article is divided into five chapters.The first chapter is the introduction,the introduction mainly describes the background and significance of this study,the current economic situation in China's private equity investment funds and realestate industry situation and business norms,the purpose and content of the study,mainly for private equity real estate fund exit factors,research ideas and methods,literature The summary and the innovation and complementation of this article are the creative ideas of this article.The second chapter is the general theory of private equity investment funds,mainly describes the definition of private equity investment funds,the relevant participants,the characteristics and classification of private equity investment funds,the mode of operation and exit mode and exit mode of comparison.In the third chapter,the author first puts forward relevant hypotheses on the exit and exit earnings of private equity real estate funds from three aspects: exit mode,exit time and investment target,and then selects different variables through these three aspects,and sets relevant variables to be analyzed.In the fourth chapter,the author validates the hypothesis by descriptive statistical analysis,correlation analysis,regression analysis,robustness test and binary selection model analysis.The fifth chapter is the research result and the prospect of the future development of the private equity investment fund and the private equity real estate fund.In this paper,descriptive statistical analysis,correlation analysis,regression analysis,robustness test,binary choice model analysis and other methods are used to analyze the various factors affecting the withdrawal of private equity real estate funds.A systematic explanation is given to the private equity investment funds.The operation process and participants of the funds are described.A brief comparison is made between the seven exit modes.In this paper,from the exit method,exit time and investment target of three angles,set the corresponding variables to exit income analysis.The test results show that the factors influencing the withdrawal of private equity real estate funds in China are quite different from the factors influencing the withdrawal of private equity investment funds both at home and abroad.Housing accounts for a relatively high income.This paper provides some suggestions for fund managers to determine the investment targets of real estate funds in the future,hoping to improve and optimize the investment structure,investment direction and exit mode of private equity real estate funds in the real estate industry.
