Since 2017,the scale of business cooperation between commercial banks and trust companies has maintained a relatively fast growth,and the scale of trust assets has increased by more than 30% over the same period.In the business cooperation between commercial banks and trust companies,real estate trust occupies a very important position,there are two main reasons: firstly,from the perspective of real estate enterprises,because the traditional financing channels of the real estate enterprises such as bank loan,debt financing,private fund and so on are restricted,trust becomes the important financing channel of real estate enterprises;Secondly,from the perspective of commercial banks,real estate trust products,compared with other trust products,can bring more income,which can support the commercial banks to complete profit assessment.However,in recent years,the national macro policies and regulatory policies are stepping up and standardizing the development of real estate trusts in the cooperation business between commercial banks and trust companies.By standardizing the investigation of real estate trust products,the commercial banks are required to unify the credit line of business cooperation between commercial banks and trust companies with other loans,trust products cannot be repurchased by third party and so on.Therefore,by combining the characteristics of the credit risk management,the corresponding countermeasures is urgently to be putted forward to improve the credit risk management of the real estate trust in bank of Quanzhou.In this paper,first of all,using the credit risk management theory of commercial banks,the present situation of credit risk management in bank of Quanzhou is described.Secondly,the reasons for the cash crisis in the real estate trust products are summarized in recent years.Thirdly,based on the reasons for the cash crisis in the past real estate trust products the paper try to find out the main problems of current real estate trust investment credit risk management in bank of Quanzhou,that is,there are some defects in the organization structure,,namely,the structure of credit risk management needs to be improved,the professional ability of managers needs to be improved,the management mechanism of real estate trust needs to be improved,and the lack of effective credit risk assessment tools,credit risk mitigation instruments and management systems.Finally,starting from the constituent elements of credit risk management of commercial banks,this paper puts forward specific countermeasures to improve the credit risk management of real estate trust investment business,including improving the credit risk management framework,improving the real estate trust management mechanism,establishing a fuzzy comprehensive evaluation system and adding credit risk assessment tools and management systems to provide reference for bank of Quanzhou and other commercial banks in real estate trust investment credit risk management.
