The real estate industry,which with unique characteristics as huge capital investment,long development cycle,and potential risks,has become a pillar industry in China.During the operation and development,the capital chain is significance for the real estate companies.However,with the strict regulation of real estate in China in recent years,the sales performance of enterprises has been frustrated,while the financing channels are tightening,and the capital chain is tight.For the growth companies,the impact is even greater.As companies need more funds to meet their growth needs,they face greater risks.Yango which has attracted much attention for its explosive development,is a dark horse in China’s real estate industry in recent years.The back of high growth is inseparable from the support of financing.The research on Yango financing methods and financing efficiency is also representative.This paper studies the financing methods and financing efficiency of growth real estate enterprises by taking Yango as a case.After sorting out the literature related to real estate financing at home and abroad,it sorts out the financing status,main financing methods and policy changes of real estate enterprises in China.In the case part,after a brief review of the development history and financing situation of Yango,the case study was carried out.Firstly,SWOT was used to analyze the financing environment of Yango,and then the financing methods of Yango was analyzed in depth,and the financing structure and cost of peers were compared.Summarizing the characteristics and reasons of its financing,and later using the event research method to explore the market performance of the main financing activities of Yango,and the DEA model to measure its financing efficiency and analyze the influencing factors as well.Finally summarize the finance methods and efficiency of the growth real estate enterprises according to the research results,and some targeted suggestions are proposed from the perspective of the state and the enterprise.Through the series of analysis and research,this paper mainly draws the following conclusions: First,the asset-liability ratio is too high and needs to control financial risks;second,it should actively expand financing channels to achieve diversification of financing,and thirdly,it must conform to national policies and seize opportunities for financing.Fourth,the inefficient financing need to improve financing efficiency.
