Research On Pension Real Estate Project Risk Under REITs Finance

Abstract/Summary:
With the increasing aging of the population in China,pension real estate has attracted wide attention from all sectors of society.However,relying solely on government investment to build pension real estate not only adds the financial burden to government,but also causes inefficiency in construction and operation under the administrative system.At the same time,some real estate enterprises have begun to enter the pension real estate industry.But due to the long-period payback and the nature of social welfare,relying only on bank loans or self-owned funds in pension real estate is far from enough.Therefore,it is feasible and necessary to apply REITs financing model to pension real estate projects.Because there are more participants and risks involved in the REITs model of pension real estate,the potential risk assessment of such projects under REITs financing needs to be studied urgently.This paper analyses the risk of pension real estate projects under REITs financing mode,and then gives some suggestions on risk management.By analyzing the characteristics of risk of pension real estate projects under REITs financing mode,based on relevant researches from China and abroad,this paper uses the empirical data to construct the basic risk list of the project,and fishbone diagram to construct the detailed risk list.By adopting questionnaire survey,the probability and influence degree of risk factors are counted,and the risk factors are obtained by statistical analysis of literature corpus.Corpus indicators of morphemes;PCA dimensionality reduction of risk factors quantification matrix,and for dimensionality reduction matrix to build a clustering model of risk factors of pension real estate projects,quantitative assessment of risk,risk factors are classified according to their importance.This paper takes a pension real estate project in City Z as an example for empirical research.This paper recognizes the risk factors contained in the project,and then carried out statistical analysis by using Matlab software to cluster and evaluate the project risk factors.Additionally,Python is used to realize visualization.According to the clustering results,this paper gives risk control strategies for factors with higher importance,in order to reduce the impact degree and occurrence probability of risk factors.This paper uses Matlab and Python to accomplish the risk research of pension real estate project under REITs financing mode.After recognizing risk factors,clustering statistics,quantitative evaluation and managing risk control respectively,this paper hopes to provide a reference to the pension real estate projects under REITs financing mode.
