In recent years,the rise of long-Rent apartments has brought revolutionary innovation to the real estate sector.With the continuous improvement of relevant policies,along with long-Rent apartments,there are also financial products real estate investment trusts(REITs).If long-Rent apartments want to achieve greater development,scale is the inevitable direction,but REITs is the best choice to achieve large-scale expansion of long-Rent apartments.The REITs model has already appeared in China,but it still needs some time to develop into a standardized RIITTs mature model.Based on the background of the times,in order to better meet the important national policy of "rent and purchase simultaneously",this paper studies the standardization transformation of REITs in long-Rent apartments.The significance is to promote the healthy and orderly development of China’s housing rental market,and to lay a solid foundation for promoting standardized REITs in China as soon as possible.At the same time,it also popularizes the relevant knowledge and ideas of REITs for investors,and helps more REITs products to be successfully issued in China’s securities market.This paper takes the long-Rent apartment real estate investment trust fund as the research object,and puts forward the standardization transformation of REITs in long-Rent apartments in China.Starting from the rate of return that investors are most concerned about,this paper first draws a conclusion that the standardization of REITs products has a significant relationship with the rate of return through one-way ANOVA.Secondly,taking REITs as an example,this paper studies and evaluates its issuance structure and details,credit enhancement measures and risk isolation measures.Based on standardization conditions,SWOT analysis method is used to analyze the strengths,weaknesses,opportunities and threats of REITs in Poly Rental Housing.Based on the analysis results,the paper proposes the standardization transformation of REITs in Poly Rental Housing.Discussion.The results show that there is a significant relationship between the standardization of REITs and its return rate.In order to complete the standardization transformation of REITs products for long-term rental apartments in China as soon as possible,the government must carry out the pilot work of standardized REITs,promulgate REITs special laws and regulations,formulate tax preferential policies,constantly improve the development of real estate market and strengthen supervision and implement strict information disclosure system. |
