Application Of SEM To Study The Satisfaction Degree Of Commercial Housing Households In Chengdu

With the progress of society and the prosperity of the economy,the link between China's real estate market and people's livelihood issues is closer.As for one of the problems that restrict China's economic development,the housing problem has gradually attracted more people's attention.The masses of consumers pursue the quality of life,and the requirements for housing are constantly improving.Real estate developers also recognize the importance of improving the satisfaction of households.More and more scholars pay attention to the study of the satisfaction of commercial housing tenants.This paper will create a theoretical model of the factors affecting the satisfaction of commercial housing.The selected independent variables are personal cognition,household perception,architectural characteristics,community property management,supporting facilities,living environment,dependent variable is household satisfaction,and this model is made.There are some basic assumptions related to it.Through the distribution of the designed questionnaires,data collection and collation of the satisfaction of commercial housing residents in Chengdu were carried out.SPSS 19.0 software was used to fully analyze the reliability and validity of the scales,and then the exploratory factor analysis was carried out to extract the public factor.On this basis,the paper uses AMOS 24.0 software to construct,analyze,evaluate and correct the initial model,and obtain the final model to verify the original hypothesis proposed by the author.After discussion,the conclusions of this paper are as follows:(1)The characteristics of the individual's attributes will affect the residents' satisfaction with the housing,and the degree of influence is inconsistent.The attribute characteristics of the household satisfaction are significantly different,including different family structure and occupation.Family monthly income,education and living area.(2)The relationship between personal cognition and household satisfaction is positively correlated.The relationship between household perception and household satisfaction is positively correlated.The relationship between building characteristics and household satisfaction is positively correlated.The relationship between community property management and household satisfaction is positive.Relevant,the relationship between supporting facilities and household satisfaction is positively correlated,and the relationship between living environment and household satisfaction is positively correlated;the path coefficients of these six factors are from the largest to the smallest in terms of architectural features,supporting facilities,and residential property management,household perception,living environment and personal perception.(3)This study shows that the satisfaction of commercial housing in Chengdu is at a general level,with considerable progress and room for improvement,which can further improve household satisfaction.The recommendations and measures proposed at the end of this article will benefit the decision of the government and real estate companies.
