Asset securitization,which is one of the most amazing financial innovations in the international financial field in recent decades,has spread rapidly and has a wide range of influences.It also has attracted widespread attention from all countries around.Asset securitization breaks the boundary between direct financing and indirect financing.Also it can effectively convert future earnings of assets into usable funds,and plays a positive role in improving profitability and asset efficiency of banks,revitalizing existing funds and improving the vitality of financial markets.Since the pilot reactivation of the asset securitization business began in China in September 2012,it has rapidly expanded.Because asset securitization has both positive and negative aspects,it is necessary for us to study the risks in the process of asset securitization and explore the current situation of asset securitization in long-term apartments in China,and also it is necessary to provide guidance for the development of asset securitization of long-term rental apartments.To begin with,the assay elaborates the purpose and the significance of the selected topics of this study,and introduces related research literatures which are domestic or overseas.Moreover,the meaning of asset securitization,basic principles and risk causes of asset securitization are specifically described in the paper.Based on the relevant basic theories of asset securitization and risk management,the paper provides research directions for the risk status of asset securitization products which is about the long-rent apartment of this apartment alliance.Furthermore,it is armed to study the asset securitization project of long-rent apartment,and the investment calculation and project feasibility evaluation can be carried out according to dates from operation and financial affairs of the rented apartment.Additionally,through studying and discussing the risk problems of the project deeply,and it is drawn that the corresponding problems are complicated.Finally,according to the contents above,there are several proposes countermeasures and suggestions for preventing risks in asset securitization products of long-rent apartment,which can promote its benign development.It is sincerely hoped that through the research,the risk of the asset securitization project will be recognized and valuable and targeted recommendations will be provided.
